PROPERIUM Commissions Westbridge to Re-tender Energy Supply for 90 Supply Points
Westbridge Advisory (Westbridge), one of Europe’s leading energy and sustainability consulting firms for the real estate industry, has restructured the electricity and natural gas supply for a German office portfolio on behalf of the Mannheim-based property manager PROPERIUM GmbH (PROPERIUM). As part of an integrated bidding and award process, a total of 90 supply points were re-contracted on a long-term basis.
The new procurement structure comprises 75 electricity supply points and 15 gas supply points. The electricity supply runs from August 1, 2026, through the end of 2030 and includes a managed volume of approximately 4.75 gigawatt-hours per year starting in 2029. In addition, the gas supply for 2029 and 2030 was secured with a volume of approximately 3.44 gigawatt-hours per year for each year.
Fixed-price models were agreed upon for both types of supply. In doing so, PROPERIUM creates a reliable basis for calculating costs for its managed portfolio while simultaneously reducing dependence on short-term market fluctuations. In the electricity sector, certificates of origin were also integrated into the procurement structure.
“It was crucial for us to ensure that the energy supply for our portfolio is predictable in the long term and operationally reliable. Especially in a challenging market environment, stable contract structures and transparent costs are an important component of professional portfolio management,” says Sebastian Otto, Managing Director at PROPERIUM.
Westbridge supported the entire process, from the request for proposals through bid evaluation to the final award. In addition, Westbridge is responsible for ongoing energy monitoring. On this basis, PROPERIUM will be able to systematically track consumption trends in the future and identify further efficiency potential within the portfolio.
“With commercial real estate portfolios, it’s crucial to seamlessly align energy procurement, contract terms, and portfolio requirements,” says Rüdiger Salzmann, Managing Director at Westbridge. “For PROPERIUM, we’ve developed a structure that combines long-term price certainty with a robust operational foundation.”
